RED FLAG 1: DOES THE HOUSE STILL HAVE THE ORIGINAL HVAC SYSTEM OR AN OLDER ONE? 

When thinking about purchasing an older home, you’ll want to find out if the original HVAC system is still in place. Older systems are generally less energy-efficient and more prone to problems. Similar to a car, HVAC systems wear out over extended periods of time. So, even if it’s not the original system, be sure to inspect the age and state of the unit. Most HVAC units will have the manufacturing date written on a label on the side of the unit. But if you have a hard time locating it, try to visually examine the HVAC units for signs of proper maintenance, age, etc., instead. A brief inspection should provide you with a general idea of the system’s age and condition. 

For instance, if you see a lot of dust or corrosion on the HVAC unit, it could indicate poor maintenance over the years. Now, bear in mind that an older system isn’t necessarily bad, but since they usually last between 15-20 years when they are well-maintained, you may need to replace the heating or cooling unit in the future. Being aware of this could help when negotiating the house’s price if you decide it is the one for you. 

RED FLAG 2: DOES THE HOUSE HAVE INCONSISTENT AIR REGULATION?   

One good tip is to try and observe the temperature of each room as you walk through the home during the tour. If one room feels stuffy while another feels drafty, it could be a concern. This problem can have multiple causes, so it’s essential to be mindful of it. 

RED FLAG 3: DOES THE HOUSE HAVE A MUSTY ODOR COMING FROM THE HVAC VENTS?  

In addition, it’s important to be aware of unpleasant or musty smells since they could suggest an issue with the ductwork or another system-related problem. Therefore, it’s just as important to use your sense of smell to evaluate the house as it is to use your eyes. Being aware and prepared is key to preventing unwelcome surprises later!

RED FLAG 4: DOES THE HOUSE HAVE AN HVAC SYSTEM MAKING UNUSUAL NOISES?   

It is important to pay attention to any unfamiliar sounds that may be coming from the HVAC system, too, because they could signal issues with the equipment, such as worn-out components or loose parts. These sounds might include loud rattling, banging, or buzzing noises, so try to aim and keep your ears alert as well! 

RED FLAG 5: DOES THE HOUSE’S HVAC SYSTEM LACK HVAC DOCUMENTATION?   

After the house tour, if you’re still interested in buying the house, it’s a good idea to inquire about the HVAC system’s history. This should include details on its maintenance and repair. If there are no records, it could mean a lack of maintenance, making it difficult to assess potential issues, which is concerning. Also, be cautious if a unit has had frequent repairs, as excessive repairs are a red flag.
